2.4 acre buildable lot on Ridgemoor with city sewer and power at the street. Each lot will need it's own well.
There is a man made ditch and easement running diagonally across the lot which can be crossed with a culvert (pipe) for a permit, or you can build in front of it, or you are also allowed to reroute it.
Country feel close to town.
It's zoned Agricultural District, which means you can build a single house, or divide it into (2) 150+/- feet lots, or possibly (4) lots. You can have animals, and a farm. The top soil is amazing for growing. Its in the 100 year floodplain, but I've never seen it flood. In fact, I built the house down the road in 2007 (183 Ridgemoor see second photo) with a basement (bi-level) and it has never had water even close to it. That house is now valued by Zillow at $239,000.
First picture is the house I built down the road.
This is TWO combined lots, so you can definitely build two separate houses on this lot, and potentially more. It was zoned R-6 which allowed 5 houses, but they changed the zoning at some point. It's possible that it could be grandfathered zoning.
